EPC’s

All properties for rent require an Energy Performance Certificate (EPC) by law in England and Wales.

The EPC is only required for self-contained properties and is valid for 10 years.

An EPC provides an indication of the potential cost to heat and power a property.

It also includes recommendations of energy-efficient improvements, the cost of carrying them out, and the potential savings.

Safety Checks

There are a number of checks and certificates required to be in place before you can let your property.

If renting fully furnished soft furnishings must comply with Fire Safety Regulations.

Gas appliances must have a gas safety certificate & checked annually by Gas safe registered plumber. 

Electrical Installation Condition Reports (EICR) should be undertaken every 5 years or at the start of all new tenancies by a registered electrician.
